When things do not go as planned, you seem to run out of time faster than you can resolve the issue. We have helped save countless houses from foreclosure. There is no time for trial and error here; you need to pick the right professional to help you through these deep waters. But be careful, when you are in default, these waters are filled with sharks looking to take advantage of you.

We prepare for a meeting with you by digging in to all the information we can find that will help give us clues toward a real and viable solution. We will ask you for a few pieces of information as well so we can be fully prepared at the meeting and break down every option we see that has a potential solution. This deep dive consultation usually takes 2-4 hours. There are generally 10 total paths out of the default, and normally 3 or 4 are the best options for the homeowner. You tell us which of the viable paths that you would like to focus on, and we walk the road with you. Again, this is a difficult situation, so be prepared to play an active role in supplying the information we will need to navigate the options until we get to the resolution.
Selling your home is not our priority. We want to help you keep your home, if that is what you want to do. Much of our business is from referrals from homeowners that are forever grateful for helping them through and saving their home from Foreclosure. Yes, selling your home is one of the paths that can be taken and it will be discussed, but if you want to stay there, then we want you to stay there as well.
Sometimes we refer our clients to attorneys - we have a few of the best attorneys in Southern California that are ready to step in when we send you over. However, as stated before, there are many sharks in these waters, and many attorneys can be one of these sharks that see you as monthly income until you lose your home. We have taken on files where a hired attorney had done nothing in 6 months (except collect $1,500 a month), and we were able to save a home in 45 days. The attorneys that we work with, for cases where they are needed, are professionals that we have personally witnessed having done good things for our clients.
A Big Maybe. There are some good banks out there for sure. We have worked with loss mitigation departments that really go above and beyond. But the majority give you a mountain of work to do, forms that don't seem to make sense, and no clarity on how to fill out this Request for Mortgage Assistance (RMA). One wrong piece of information on the RMA, and your Loan Mod is Denied. And most of the time, as soon as a Modification is denied, the Foreclosure Team gets the file, and things proceed towards the auction quickly. This is your Home... You are Stressed because you are in Default... We are experts in the RMA, all of the paperwork that is required, and know what debt to income ratios the bank will be looking for to get the modification approved.
