We can fine tune the search specifically based on the information determined at our consultation and then adjust that search criteria based on the feedback we get while out on showings. We start with a consultation to define what you are looking to buy, and the "Why" behind that definition. From a long-term perspective, it is better to limit the emotions in this process in order to make the best buying decision. This is also the time to get pre-approved. We have many professional relationships with some the the most reputable lenders if you need help getting connected to the best of the best.
In this step you will be reviewing properties in the portal we set up for you, where we can collaborate on the properties that seem to check a lot of your "Wants & Needs" boxes. For investment properties, we break down the income and expenses and review the potential cash flow.
For your personal residence, we recommend touring at least 5 homes to get a really good feel for what you get for your money, which we like to do on the first round of showings. This also allows us to take notes on personal preferences you have that could not have been determined in the consultation. There is nothing like seeing homes in person and seeing how clients react to certain features. This will help us further narrow down the search criteria in search of that "Shiny Penny."
You found it! This is the one! Now it is time to submit the offer. There is more to a contract than the price, and putting the contract together with expertise helps give your offer an edge in negotiations and protect your interests. We aim to make your offer stand out and work very hard to get your offer accepted.
We work with some of the industry's best escrow officers, title reps, and lenders to ensure a smooth transaction from start to finish. We are proactive in our conversations to make sure we address any potential issues long before they become a stalemate in a transaction. Our open to close success rate is at the top of the industry.
The final touches are about done - just the final document signing and coordination between escrow, title, and the lender. The final arrangements are made with the seller on the final walk through, the closing date is confirmed, the vacancy date is set, and most importantly, we know when you get the keys.
